Roof Repair vs. Replacement

The honest version: if a repair is the right answer, we say so. If replacement is the safer long-term path, we show you why — with photos in front of you, not after a sales pitch.

Most homeowners assume the choice between roof repair and roof replacement is binary — either the roof is fine or it’s time to replace it. In practice, the line between them sits somewhere different for every roof, and the right answer depends on what we find at roof level, not what we assume from the driveway.

Rebuilt’s default isn’t replacement. We look for the cheapest defensible answer that actually solves the problem. If targeted repair gets you another five to ten years honestly, that’s the recommendation. If the underlying decking or seal integrity is compromised across multiple slopes, the repair becomes a Band-Aid, and replacement is the safer call.

Repair is usually the right call when…

  • Localized damage (one slope, a few shingles)
  • Roof is well within its expected service life
  • Decking is sound; no widespread sealant failure
  • Flashing or vent boot failure that can be re-sealed
  • Storm damage that didn't affect the field of the roof

Replacement is usually the safer path when…

  • Damage across multiple slopes or roof sections
  • Roof is near the end of its expected service life regardless
  • Severe granule loss; shingle mat is exposed in multiple spots
  • Decking is soft, sagging, or showing rot
  • Repeated leaks despite previous repairs

These are signals, not rules. The right answer depends on what shows up at roof level on your specific home — which is exactly what the inspection is for.
